Introduction
If you have ever watched any of the overseas property programmes
on television, such as 'A Place in the Sun', you will have seen the
relaxed way in which the programmes 'clients' are shown a selection
of properties that independent researchers have found for them.
There is no pressure on them to buy and they are shown properties
that have been specifically selected because they meet each clients
criteria.
Many of our clients told us that they wished that this type of
service was available to them, so we decided to operate in the same
way.
We are independent and work on your behalf. Searching
through the property listings of Spanish estate agents, developers
and builders we identify those properties that match your needs and
preferences.
Much of the information we use is detailed on our
enquiry form. Everything you tell us is treated confidentially.
Once you have registered your interest we use the information you
have provided to establish when, where
and why you want to buy. What we do next depends
upon the answers to these questions

When?
If you are looking to buy straight away we will send you a client
profile and then contact you to discuss the timing of your
visit. We will help with your travel and accommodation requirements
if you would like us to.
If you are not looking to buy immediately we will send you
a client profile based upon the information you have provided. This
acknowledges your enquiry and confirms what it is that we are looking
for on your behalf. We then maintain contact with you, so
that we know exactly when you will need our help. At this
point our colleagues in Spain will begin their search and we plan
for your visit by making any arrangements that are necessary.

Where?
It is vital that we know the type of environment in which you are
interested. We want your visit to be as productive as possible
and to help achieve this we focus on showing you properties in these
areas. Experience has shown us that if you like the
environment you will almost certainly find a property you like.
If you don't like the environment, however, you are very unlikely
to find a property to suit you.
If you have never been to Spain before, or are unsure about where
you want to buy, don't worry. Using the information you provide,
we will recommend the area and environment that we believe will
suit you best.

Why?
If you want to invest, or are buying a holiday home, your criteria will
be different to someone who is looking for a seasonal or permanent
residence. If you are moving, schools and education may be
an important consideration. There are many factors to take
into account when buying a property. We will use our experience
to make sure that those important to you are satisfied in the environment
and properties we put forward for consideration.

Travel Arrangements
When you are ready to visit we can make all of the arrangements
for you. We do not charge for this or any of our services but we
do ask that you pay for the flights, accommodation and transport.
Were we to subsidise your trip we would need to try and recover
our costs by 'selling' to you and possibly putting you under pressure.
We believe that you would prefer a relaxed visit, where there is
no pressure to take a decision. Whilst you are in Spain our
associates there will spend as much time with you as you wish. There
is no charge to you for their professional services.
If you would prefer to make your own travel arrangements we will
be more than happy to provide you with a service in Spain that suits
your itinerary. All we would ask is that you give us sufficient
notice in advance of your visit to enable us to find you properties
to view.

Impartial Advice
It may help you to speak with people who have bought property in
Spain. We will be happy to arrange this for you. Like us they are
impartial and will give you the benefit of their experience.

Your Viewing Trip
In Spain you will meet our associates. They will explain the itinerary
they have set up for you and make sure that it is okay. You will
then be shown the area and each of the properties selected for you.
We arrange every visit individually which means that we can be completely
flexible during your time with us. The amount of time that
you dedicate to your visit will depend upon your own circumstances.
We would recommend that you allow between three and five complete
days. This will allow you time to see the area, view the properties
that have been chosen for you, and complete the necessary legalities
should you decide to buy.
You will need to make sure that you are in a position to put down
a deposit should you see somewhere that you want. One of the
biggest frustrations you could experience is seeing the property you
want and then not being in a position to proceed. No one in
our company will pressure you to buy so it is prudent to make
provision for if you do see what you want. A deposit is typically
€3,000 but can be less, depending on the property. You

Our success rate in helping clients is over 95%, so, although
it is unlikely, if you don't find a suitable property on your trip
don't worry. We will continue to look for property on your behalf
for as long as you would like us to. When you see something
that interests you we will make arrangements for you to visit once
again. If you are looking specifically for a resale property, however,
you need to be aware that property sells very quickly in Spain and
neither we or anyone else can guarantee that it will still be available
by the time you get there. We will always do our best with the vendor
to try and ensure that you have an opportunity to buy, but we won't
try and tempt you to visit under false pretences.

The Legalities
When you find somewhere that you like, you will want to be sure
that you have everything ready, such as your Spanish bank account
and the NIE (Numero de Identificación Extrajero). You will
need these in place in order to buy. You will also want to
be sure that all of the legal aspects of your purchase are in order.
One of our key roles is to ensure that you have access to the people
you need to complete your purchase. The solicitors we use are all
fully qualified in Spanish law and invariably speak English. This
means that you can purchase with complete peace of mind. They will
operate on your behalf (not ours) and you will
be able to speak with them directly if you wish.
Once you are back home we will be on hand to keep you updated on
your purchase and deal with any queries that arise.

As a rough guide, however, you should allow between 10-12% of the
purchase price to cover all of your tax and legal fees.

Afterwards
Once your purchase is completed we will still be on hand to provide
help and support whenever it is needed. If you are relocating
you may need help settling in. If you are an investor you may want
us to help you with your property portfolio. Or if you are buying
to let you may want us to help you with property management.
Whatever your requirements we will ensure that you receive the
support you need.
